About the project

‍The North Manyana Subdivision is a proposed residential development comprising 42 lots at Inyadda Drive, Manyana, on the NSW South Coast. The proposal includes the construction of new local roads, public open space and a substantial conservation area designed to protect and manage the site's environmental values.

The site is located near the coastline and is surrounded by a mix of bushland and existing residential development, providing close access to the beaches, lakes and natural landscapes that characterise Manyana and the broader South Coast region.

The proposal was first introduced in 2021 and has been refined over several years in response to environmental investigations, technical assessments and the planning approval process. A comprehensive range of studies has been undertaken to understand the site's environmental characteristics, assess potential impacts and inform project design and management measures. These studies include biodiversity, bushfire, groundwater, Aboriginal cultural heritage, surface water, coastal geomorphology, and social and economic assessments.

The proposed subdivision was granted development consent in November 2025 by the NSW Land and Environment Court. The project is currently undergoing assessment under the Australian Government's environmental approval process in accordance with the Environment Protection and Biodiversity Conservation Act 1999 (EPBC Act).

Public Exhibition Information


The public exhibition period for the proposed North Manyana Subdivision at Manyana, NSW (EPBC 2021/8948) closed at 5:00pm on Wednesday 29 July 2026.

The Preliminary Documentation remains available on this website for information purposes and to support transparency throughout the EPCA Act assessment process. This sets out the specified information required by the Minister for the Environment to understand the impacts of the proposed residential development on the Matters of National Environmental Significance listed under the EPBC Act.
